Like the title suggests, this new venture I started will either be the dumbest thing I’ve ever done, or the smartest thing I’ve ever done.
Real estate brokers use a lot of different tools. Phone, Email, a CRM (that isn’t designed to accommodate real estate and needs to be heavily modified), CURRENT and ACCURATE data to feed the CRM, people information services, data validation services, the Secretary of State’s business search website, mass emailing services, Excel to analyze data and underwrite properties, InDesign to build offering memorandums and several productivity tools.
I got tired of relying on so many wildly inefficient processes, so I decided to build a system that cuts the administrative load and increases the time I can spend talking to the great people who own property in my work areas. It’s been an uphill battle as someone with almost 20 years in Real Estate but zero in Application Development or Computer Science. It’s been about ten years in the idea phase, and the development process started in February of 2022. We’re at a point where we have a minimum viable product that we can offer to commercial real estate brokers and commercial mortgage brokers in a Software as a Service (SaaS) platform.
From our conversations with potential early adopters, there’s a good chance the service we will provide could be sold at up to $1,000 per month. One friend to whom the idea was pitched to said, “I would easily pay $1,000 per month if it meant that I was going to close an extra 1-2 deals per year.” With his average check size of about $40,000, investing in a system that provides good information makes sense.
