Sparacino Realty Advisors, a California Corporation (“SRA,” “we,” “us,” or “our”), respects your privacy and is committed to protecting the personal information you share with us. This Privacy Policy explains what information we collect, how we use it, who we share it with, how we protect it, and the rights you have over it. It applies to visitors of www.sparacinorealty.com (the “Website”) and to individuals who communicate with us by email, phone, SMS, or in person in connection with our commercial real estate advisory services.

2. Information We Collect
Information you give us directly
- Contact information — name, email address, phone number, company name, and mailing address when you submit a contact form, subscribe to our newsletter, or correspond with us.
- Real estate inquiry details — property preferences, budget, location, transaction type, and timeline when you request advisory services.
- Consent records — documentation of when and how you opted in to receive communications from us, including cookie consent choices and SMS opt-in consent.
- Client engagement information — any information you provide in the course of a client engagement, including financial details and transaction documentation, which is handled separately under the terms of our signed advisory agreements rather than under this Website Privacy Policy.
Information collected automatically
- Aggregate, anonymous usage statistics via our self-hosted, cookieless analytics tool (Umami). This includes pages viewed, referrer, approximate geographic region (derived from IP but not stored), browser type, and device category. We do not track you across other websites and do not use advertising cookies.
- Server logs — standard HTTP access logs maintained on our hosting infrastructure, containing IP address, timestamp, requested URL, HTTP status code, and user agent, retained for up to 14 days for security and operational purposes.
- Strictly necessary cookies — small technical cookies that remember your consent choices and preserve form state. See our Cookie Policy for the complete list.
Information from third parties
- Public records — we may supplement information you provide with publicly available data from sources such as county assessor records, Secretary of State business filings, professional licensing databases, and court filings as part of our commercial real estate due diligence and client service work.
3. How We Use Your Information
- To respond to inquiries submitted through contact forms on the Website.
- To deliver market intelligence, transaction updates, and advisory communications you have subscribed to receive.
- To provide commercial real estate brokerage and advisory services to engaged clients.
- To send operational and transactional notifications related to an active engagement or account (for example, a scheduled tour reminder or a confirmation of a signed agreement).
- To maintain the security, integrity, and operational health of the Website and our internal systems.
- To comply with legal, regulatory, and tax obligations applicable to licensed real estate brokerages.
- To honor opt-out requests and maintain records of consent.
We do not use your personal information for targeted advertising, behavioral profiling, or automated decision-making that produces legal or similarly significant effects.
4. SMS and Text Message Communications
Sparacino Realty Advisors may send SMS text messages in two distinct contexts:
Internal operational alerts
We operate a private, internal monitoring infrastructure that sends SMS alerts exclusively to authorized internal personnel (currently limited to the company principal, Christopher Sparacino). These messages cover operational topics such as server uptime, security events, backup status, and SSL certificate expiration. These internal alerts are not sent to clients, prospects, or any external party.
Client communications
If you are an existing client or have explicitly opted in to receive text messages from us (for example, by checking an SMS opt-in box on a form, by texting START to one of our numbers, or by signing a written engagement letter authorizing SMS communications), we may send you informational messages related to your active engagement, such as tour confirmations, document delivery notices, and transaction updates.
Your SMS rights
- Opt-out: You may unsubscribe at any time by replying STOP to any text message you receive from us. We will confirm your opt-out and will not send you further text messages unless you re-subscribe.
- Help: Reply HELP to any message to receive contact information and opt-out instructions.
- Frequency: Message frequency varies based on your engagement. Typical volume is fewer than one message per week outside of active transactions.
- Costs: Standard message and data rates may apply, depending on your mobile carrier and plan. SRA does not charge for SMS communications.
- Carrier disclaimer: Carriers are not liable for delayed or undelivered messages.
- Data sharing: We do not share or sell mobile phone numbers or SMS opt-in consent records with third parties for marketing or promotional purposes. SMS consent information is used solely to operate our communications with you.
5. How We Share Your Information
We share personal information only with the following categories of recipients, and only as necessary:
- Service providers (data processors) that operate our infrastructure on our behalf under written data processing terms, including:

We do not sell your personal information in the conventional sense of the word, and we do not share your personal information with third parties for their own independent marketing purposes.

The legal bases under which we process personal data are: (a) your consent, (b) performance of a contract with you, (c) compliance with a legal obligation, and (d) our legitimate interests in operating and improving our business, provided those interests are not overridden by your rights and freedoms.
To exercise your GDPR rights, email chris@sra-cre.com. We will respond within 30 days.
Do Not Track and Global Privacy Control
We honor “Do Not Track” (DNT) and “Global Privacy Control” (GPC) browser signals where technically feasible. If your browser sends one of these signals, we treat it as a request to opt out of non-essential cookies and any sale or sharing of personal information under California law.

- Website inquiry and newsletter subscriber records: retained until you unsubscribe or request deletion, subject to a 2-year inactive-contact review cycle.

- Anonymous analytics data: retained indefinitely in aggregate form (no personal identifiers).
- Consent records: retained for the length of the consent plus any applicable legal limitation period.
8. Data Security
We implement reasonable administrative, technical, and physical safeguards to protect personal information against unauthorized access, disclosure, alteration, or destruction. These measures include encryption of data in transit (TLS 1.2+) and at rest, role-based access controls, daily encrypted backups to geographically redundant storage, network segmentation via private VPN mesh, and continuous uptime and security monitoring. However, no method of transmission over the Internet or electronic storage is completely secure, and we cannot guarantee absolute security.
9. International Data Transfers
Sparacino Realty Advisors is based in the United States, and our primary infrastructure is located in the United States. If you access the Website from outside the United States, you understand and consent to your personal information being transferred to and processed in the United States, which may have data protection laws different from those of your country. Where we transfer personal data from the EU, UK, or EEA to the United States, we rely on Standard Contractual Clauses or equivalent safeguards approved by the European Commission.
10. Children’s Privacy
The Website is not directed at children under the age of 16, and we do not knowingly collect personal information from children. If you are a parent or guardian and believe your child has provided us with personal information, please contact us and we will promptly delete it.
11. Third-Party Links
The Website may contain links to third-party websites. We are not responsible for the privacy practices or content of those websites. We encourage you to read the privacy policies of any third-party websites you visit.
12. Changes to This Policy
We may update this Privacy Policy from time to time to reflect changes in our practices, our technology, applicable law, or other factors. When we make material changes, we will update the “Last Updated” date at the top of this page and, where required by law, provide additional notice (such as a banner on the Website or an email to subscribers).
